Should I record Airbnb income as the payout or the gross booking?

Most accountants want gross income with the host fee shown as a cost, because that's what reflects the business. BnB Panel records the gross reservation value as revenue and the host service fee as a separate expense, and ignores payout rows so nothing is counted twice.

Question 2

Can I use BnB Panel alongside Xero or QuickBooks?

Accepted Answer

Yes. Many hosts keep their accountant on Xero or QuickBooks and use BnB Panel for per-property profit and the year-end pack. The export is CSV and PDF, so it can be handed over or imported.

Question 3

Does it handle co-hosted listings?

Accepted Answer

It handles the bookings in whatever export you import. If a co-host's share is paid out separately, log it as an expense against the property so your net profit is right.

How far back can I import?

As far back as Airbnb lets you export. Importing a full previous year unlocks year-on-year comparisons on the dashboard.
